Roxborough Park Named Among Country’s Best Affordable Suburbs
BusinessWeek recently named the country’s “Best Affordable Suburbs in America,” and Douglas County’s Roxborough Park made the list. Roxborough Park, Colorado, a Denver-area suburb with a population of 8,211, was ranked as the seventh best affordable suburb in the country, based on its affordability, high quality of life, amenities (country clubs and golf courses), low crime rate, quality education and low commute times.
The magazine described Roxborough Park as, “The red rock formations near Roxborough Park, a community that developed in the 1970s, are considered some of the most spectacular mountain scenery in Colorado. The 3,339-acre state park offers residents hiking and biking trails, cross-country skiing, and educational programs for Colorado geology and wildlife. The Douglas County School District is one of the best in the state.”

Home Prices in the Denver Real Estate Market
Which Price Point is Selling in the Denver-area?
According to a recent article in the Denver Business Journal, Denver County had more sales (7,482 closed sales) of single-family homes in 2009 than any other Denver-area county. What sold in Denver County last year? Over one-third of Denver County’s sold homes were considered “affordable homes,” priced in the $100,000-$200,000 price range, while 21 percent of the sold homes were “move-up homes,” priced in the $200,000-$300,000 range.
This trend was also evident in two other Denver-area counties – 37 percent of sold Arapahoe County homes were in the “affordable” $100,000-$200,000 range, while close to half of sold Adams County homes fell into this range.
The $200,000-$300,000 price range, considered to be a “move-up” price, was the most popular range in Jefferson County, Douglas County and Broomfield County. The most homes sold in Boulder last year fell into the $300,000-$500,000 range, although the area has considerably higher prices than other Denver-area communities.
The popularity of the lower price point is likely due to the first-time homebuyer credit that provides up to $8,000 to first-time buyers, and it was recently expanded to move-up buyers. This trend is in line with what we have been seeing with our new clients and inquiries. Douglas County School District Opens Open Enrollment for 2010-2011 School Year
It is critical that you constantly evaluate your child’s school, to ensure that he or she is in an optimal educational setting. The good news for you (but not for us, Realtors!) is that since Colorado allows for open enrollment, you don’t necessarily have to move for your child to attend your school of choice.
The Douglas County School District’s open enrollment period for the 2010-2011 school year is now open. Douglas County a Hotbed for “the Young and the Wealthy”
While pictures of minivans might come to mind when you first think of Douglas County, Colorado, you better at least picture expensive minivans.
The county is apparently a hotbed for the “young and the wealthy.” A new Nielson Claritas’ demographic report reveals that Douglas County has the fifth highest concentration of 25-34 year olds, who are making over $100,000 annually, in the entire country.
The report reveals that Douglas County’s average household income is $102,379 with 7.23 percent of 24-34 year-olds making over $100,000 per year. Broomfield County was ranked 10th on the list, and several counties near Washington DC were also ranked.

Denver Luxury Home Tour Starts This Week!
The Parade of Homes has gotten a facelift this year– it has a new name (Denver Luxury Home Tour), it is being held much earlier in the summer, and the homes are scattered throughout the Denver metro area, not just at one site.
The event will run from June 5th to July 5th – to be held on Fridays, Saturdays and Sundays from 11am to 6pm. The homes on the tour, priced between $1 million and $6 million, showcase multiple Denver-area luxury neighborhoods, including Belcaro (Denver), Observatory Park (Denver), South Bonnie Brae (Denver), The Timbers (Parker), Pradera (Parker), Whisper Canyon (Castle Rock), Escavera (Castle Rock), The Preserve (Greenwood Village), One Cherry Lane (Greenwood Village), Heritage Hills (Lone Tree), Cherokee Ridge Estates (Littleton), and many more.
Tickets are priced at $15 for Adults, $12 for Seniors (65+), and Kids 12 and under. Tickets are only available online or at King Soopers – they are not available at the door.

Many Denver-Area Property Valuations Have Increased?
There is only one reason in the world why you wouldn’t want your home to increase in value – higher property taxes! Many Denver-area residents are receiving home valuations from their county assessors this week. The valuations, which were to be mailed out by May 1st, are surprising many Denver homeowners, since their home values have actually risen in the midst of a sluggish Denver real estate market. Why is this happening? The valuations are reflecting home prices during the 18-month period from January 2007 through June 2008.
Please keep in mind, you always have the right to protest your valuation, but you will need to do it quickly! The deadline is June 1st. Check with your county’s assessor for details on how to appeal your property’s value – I am including the links below.
