<p><img class="alignleft" style="margin: 7px;" title="Denver Home Prices" src="http://FileLibrary.MYAASite.Com/Content/22/22371/24340846.jpg" alt="" width="295" height="213" />There was more good news for the <strong>Denver housing market</strong> last week. According to the recently-released S&amp;P/Case-Shiller Home Prices Indices, for the six month in a row, Denver home prices increased year-to-year.</p>
<p>The closely-analyzed report indicated a 4.4 percent increase from April 2009 to April 2010. This is the tenth best showing in the country. <strong>Denver home prices</strong> rose 1.7 percent from March to April, which was the seventh highest monthly increase of the 20 cities in the report. The average price increase of all cities surveyed was 3.8 percent. San Francisco saw the biggest year-to-year increase in April (18 percent), along with San Diego (11.7 percent) and Minneapolis (9.5 percent).</p>
<p>Slow and steady has always won the race for the Denver housing market. It never saw the huge gains in housing prices that many other cities had, and didn’t suffer the huge falls that followed. Between 2000 and 2009, Denver’s population grew to 610,345, a 10.2 percent increase. This makes Denver the 24th largest city in the country. Other fast-growing Colorado cities include Thornton with a whopping 42.6 growth rate, and Aurora with a 17.4 percent growth rate. The three largest cities in the country continue to be New York, Los Angeles, and Chicago, respectively.</p>
<p>Denver’s growth spurt reflects a new trend of slowing suburban growth, especially during the the recession in the latter part of the decade. People are apparently less mobile and are sticking to more urban areas.</p>

<p>There is more good news for the <a title="Denver Real Estate" href="http://teamcoxrealtors.com">Denver real estate </a>market. Denver has been named the “most improved housing market” in the country by Businessweek. The report cited a 5.8 percent increase in Denver home prices from the first quarter 2009 to the first quarter 2010, and projects a 5 percent increase in Denver home prices over the next year. It also mentioned that distressed sales in the Denver area have decreased.</p>
<p>Why has the Denver economy fared relatively well during the recession? Businessweek’s report mentions Denver’s strong job market, anchored by companies in a variety of industries, including the energy sector. This has shielded Denver from some of the harshest national recession winds.</p>
<p>Some other “most improved” real estate markets in the country are Boston, Saint Louis, Pittsburgh, San Jose, and San Francisco.</p>

The surveys reveal that RE/MAX significantly outperformed its national competitors, including in RISMedia’s 2010 Power Broker Report &amp; Survey, which ranked 69 RE/MAX brokerages among their Top 300 (representing 23% of all ranked brokerages). This is 47% higher than RE/MAX’s closest competitor. The REAL Trends 500 survey ranked 122 RE/MAX brokerages, which placed RE/MAX in 24% of the top 500 brokerages in the country. In addition, RE/MAX sales associates had the highest productivity of all of the national real estate brands, averaging 15.1 transaction sides per agent, which is 26 percent higher than its next competitor.</p>

Forbes recently released its 12 annual ranking of “Best Places for Business and Careers,” which recognizes multiple Colorado cities. Three Colorado cities – <a href="http://www.forbes.com/2010/04/13/best-places-for-business-beltway-business-places-10-main_slide_13.html">Fort Collins</a> (4), <a href="http://www.forbes.com/2010/04/13/best-places-for-business-beltway-business-places-10-main_slide_7.html">Denver </a>(6), and <a href="http://www.forbes.com/2010/04/13/best-places-for-business-beltway-business-places-10-main_slide_5.html">Colorado Springs </a>(12) &#8211; were ranked in the top 12, which is very impressive! This sharp percentage increase was enough for Denver to have the 6th highest year-to-year price increase in the index of 20 major cities. It was also the best annual price increase since the fall of 2006, the start of the housing meltdown.</p>
<p>We see this as yet another good sign that the <strong>Denver housing market</strong> has stabilized and it already on the rebound. <p><img style="float: left; margin: 7px;" src="http://FileLibrary.MYAASite.Com/Content/22/22371/27639074.jpg" alt="Denver real estate" width="275" height="179" />According to an <a href="http://www.denverpost.com/ci_14745419">article </a>in the Denver Post today regarding census numbers, <strong>Denver County</strong> was the <strong>Front Range’s fastest growing county</strong> from 2008-2009. This is not only the first time that this has happened since the early 1970s, but the big spurt landed <a title="Denver County Real Estate" href="http://www.teamcoxrealtors.com/PageManager/Default.aspx/PageID=2012312&amp;NF=1">Denver County</a> on a list of the five fastest-growing large counties in the country. Denver County’s population in 2009 was 610,345, a 2.9% increase from 2008. Denver had a net gain of 10,620 people last year, along with a 6,776 increase in births minus deaths.</p>
<p>It is important to note that during the first half of the 2000s, more people were moving out of Denver County than were moving into it. Why the reversal? Experts  attribute this trend to the growing popularity of urban living. People want to be closer to their jobs, and have a desire to be near cultural and commerce centers.</p>
<p>Other counties on the list of Front Range&#8217;s fastest growing counties are Adams County (2.7%), <a title="Douglas County Real Estate" href="http://www.teamcoxrealtors.com/PageManager/Default.aspx/PageID=2029956&amp;NF=1">Douglas County </a>(2.5%), Weld County (2.4%), and Broomfield County (2.1%).</p>

<p>Move over, California! The Weather Channel has named Denver, Colorado among its, <a title="10 Best Winter Weather Cities" href="http://www.weather.com/newscenter/specialtopics/slideshows/10bestweatherloc.html">“2010 Best Winter Locations”</a> list. Yes, we’ve bragged about <a title="Denver's Winter Weather" href="http://www.teamcoxrealtors.com/PageManager/Default.aspx/PageID=2029102&amp;NF=1">Denver’s mild winter weather</a> to non-residents for years, but they never seem to believe us!</p>
<p>Well, the Weather Channel has finally validated these claims by ranking Denver as the 7th <strong>“Best Winter Location”</strong> with the reasoning, “When you analyze Denver&#8217;s 2009-2010 winter, it&#8217;s nearly non-descript. When a winter season is non-descript that usually is a good thing. Denver&#8217;s winter lacked any significant winter storms with an active storm track that generally stayed to Colorado&#8217;s south. Yes, temperatures did remain at or below average for the majority of the season but a winter season without any crippling snowstorms in the city is a win in our book.” Other cities named included Los Angeles (#9 – yes, it was ranked lower than Denver after its heavy rain this winter), Honolulu (#4), Portland, Oregon (#3), Taos, New Mexico (#2), and Seattle (#1).</p>
<p>These rankings may be up for debate – let’s see Los Angeles or Denver in January? Maybe the judges forgot or totally overlooked our massive Halloween snowstorm? We’ll take it, though! We’ll see if our good fortune holds since March is usually one of Denver’s snowiest months. And, what is wrong with a little snow in Colorado?</p>
<p>If the Weather Channel’s judges think Colorado’s winters are good, they should come and visit during Denver&#8217;s beautiful, mild summer months. Denver&#8217;s low humidity, mild temperatures, and cool nights, arguably makes it once of the best cities for summer weather.</p>

On Saturday, March 27, 2010 from 8:30-9:00 p.m. the world will send a powerful message that climate change is an important priority. By turning off non-essential lighting for one hour – Earth Hour – hundreds of millions of people across the globe will demonstrate their support for lasting action in protecting the earth’s natural resources.</p>
<p>Established by the World Wildlife Fund, <strong>Earth Hour</strong> has grown from a citywide effort in 2007 to a global phenomenon that has captured the world’s attention.
