U. S. News & World Report Names Aurora, Colorado as One of America’s Most Affordable Places to Retire
There are certainly some nice things being said about Aurora, Colorado. Earlier this year, The Rocky Mountain News singled out Aurora (population: 310,000) as having the best tasting tap water in the Rocky Mountains.
U.S. News & World Report has also named Aurora as one of the country’s most affordable places to retire. Aurora’s median home price of $138,000 certainly makes it more affordable than other areas. It is approximately $40,000 less than neighboring Denver.

Aurora’s 80013 Hit Hard by Foreclosures
After reading yesterday’s Denver Post article regarding foreclosures, it is no surprise that the Aurora zipcode of 80013 in Arapahoe County has been hit hard by both foreclosures and job loss. We also realize the Aurora zip codes of 80014 and 80012 have also been hit hard by unemployment. As CDPE’s, or Certified Distressed Property Experts, we have been painfully aware of these statistics for months. Nice, sought after, middle class communities such as the Conservatory, Tall Grass, Tollgate, and Seven Hills are now dotted with foreclosed homes.
Another piece to the puzzle is that many homebuyers put little or no money down when they bought their home. Unfortunately, with no “skin in the game,” the best long-term business decision for a distressed homeowner is often just allowing the home to foreclose. This is by no means advocating just walking from a home – this is the biggest decision a homeowner will ever make.
The big surprise is that seven out of ten distressed homeowners never even contact their lender. Many do not realize that they still have rights that can be exercised during the foreclosure period. A simple call to the lender will inform a homeowner that he or she needs to get the property in as good of condition as possible, and list the home with a Realtor who understands the very complicated short sale process and how to work in concert with the lender. Documentation must be submitted to the lender supporting a short sale request. The fact that seven out of ten homeowners do not start the process is really very mind boggling. This means that seven out of ten homes will foreclose, and seven out of ten these homeowners might have been able to avoid the long-term consequences of a foreclosure.

According to the National Civic League, the All-America City Award distinguishes communities for collaboration, inclusiveness, and successful innovation. And, Aurora’s good fortunes just keep coming. According to a recent column in by Al Lewis of The Denver Post, Aurora was ranked second in a new Salary.com survey that compared salaries and living costs in 69 cities. Colorado Springs and Denver were ranked 11 and 22, respectively. Aurora landed at the top of the list because of its affordability and plethora of high-paying jobs in the medical and engineering fields, including those at the thriving Anschutz Medical Center. Aurora added 2,400 jobs last year in a variety of sectors.

Exciting things are in store for the neighborhood surrounding the new Anschutz Medical Campus, which sits on the site of the old Fitzsimons campus in Aurora. In June, the top-ranked University of Colorado Hospital completed a monstrous move to Aurora’s new Anschutz Medical Campus. This will be followed by the Children’s Hospital’s relocation to the campus this fall. These moves will have an extraordinary economic impact on the area surrounding the former Fitzsimons Army Medical Center.
The Anschutz Medical Center, which sits on the site of the former Fitzsimons campus near I-225 and Colfax, is already breathing new life into the once stagnant area. Denver’s 9News recently reported that neighborhood businesses on and around Colfax Ave. are already seeing economic gains from the recent influx of the University of Colorado Hospital’s employees. The medical campus alone is eventually expected to be employ more than 66,000 people when it is fully completed.
There are also formal plans to revitalize the area with the development of Fitzsimons Village, a 32-acre mix of residential housing, hotels, shops and office space. According to a recent article in The Denver Post, Denver hotel developers and an investment group are planning the $400 billion project that will be connected by a bridge to the campus. Construction is slated to begin at the beginning of 2008 and be completed within six years.
The revitalization means great things for the surrounding Denver and Aurora real estate markets. Lowry, and other communities that are close to the Anschutz Medical Campus, will be a prime target for the thousands of well-paid employees wanting to live near the campus. Which Denver Area School Districts are the Best?
A Run-Down of Denver Schools by TeamCox Realtors
Believe it or not, even though it is only mid-July, many Denver area elementary schools are already in session. The start of a new school year always sparks the debate of which Denver area school districts are truly the best. Here is a run-down based on TeamCox’s extensive experience with both relocating buyers and local buyers with children:
In the Denver suburbs, Cherry Creek Schools and the Douglas County School District are generally considered to be the best in the area. Cherry Creek Schools, which encompasses Centennial, Cherry Hills, Greenwood Village, south Aurora, etc., is more requested than the Douglas County school district, which inclues Castle Rock, Parker, Highlands Ranch, etc. This is simply because when you want a tissue, you ask for a Kleenex. Although Cherry Creek Schools has been well regarded for a longer period, Cherry Creek and Douglas County are fairly equal since one district always has a particular program that is better developed than the other. Jefferson County Public Schools lags behind the other two southern suburban districts but has some bright spots. The Boulder Valley School District takes the prize in the northern suburbs followed by the St. Vrain District. 
What should you do if your dream home isn’t in your desired school district? Colorado follows an open enrollment policy where under state law, students may attend any public school at no cost, whether it is in a different neighborhood or even a different school district. However, there are limitations based on space availability and each school district has different rules regarding how students can enroll in a school that isn’t in their neighborhood.
