Land Title crunched the numbers to determine which Denver neighborhoods are the “hottest” in an otherwise cold economy. The “Elite Eight,” are Denver neighborhoods that saw the largest price increase last year.

The Elite Eight Denver neighborhoods that saw the highest average sale price increase in 2008:

Baker: Average Sold Price = $255,000; + 8% in 2008.
Berkeley East: Average Sold Price = $314,000; + 7% in 2008
Cherry Creek: Average Sold Price = $1,161,000; + 11% in 2008 (Cherry Creek Real Estate)
East Highland: Average Sold Price = $296,000; + 7% in 2008 (Highland Real Estate)
Platt Park South: Average Sold Price = $402,000; + 4% in 2008
Rosedale: Average Sold Price = $360,000; +17% in 2008
University Hills: Average Sold Price = $303,000; + 6% in 2008

The Denver National Western Stock Show is a Local Favorite Every Year

Denver's 102nd Annual Stock Show is Not only Fun but Rich in History!

4655 Humboldt Street, Denver, CO 80216.  If this doesn’t quickly ring a bell with you, here is a clue - Denver’s National Western Stock Show! When you are out and about in metro Denver and you suddenly notice a preponderance of boots ‘n hats, it must be Stock Show time!  If you have never attended this annual fun event, put it on your calendar of must-attend annual  events. This year’s two week extravaganza is scheduled to run from January 12-27, 2008. 

Amazingly, the National Western Stock Show has been held in the same location for the past 102 years!  It is certainly not an event to  move easily or whimsically change locations.  After all, how many stock yards can be found in the city of Denver?  From barrel racing and clowns to my personal favorite, the Mexican Rodeo, this is one of the most fun events of all in Denver.  If calf roping and bull wrestling aren’t your cup of tea, the more refined Dancing Horses or Coors Western Art Exhibit might be more interesting to you. 

Suddenly, everyone is a cowboy and either wants to live in Texas or is from there!!  Young or young at heart, first date or old marrieds, this is an event you will certainly want to check out. Denver Residents Wake up to Fresh Snow on Christmas Morning!

Denver, Colorado, was truly a picturesque site today as everyone woke up to a completely unexpected snowstorm. And, the snow just kept falling all day! Many Denver area neighborhoods saw up to 6-10 inches of beautiful fresh powder to compliment their Christmas festivities. Believe it or not, snow has only fallen in Denver on Christmas only 13 times in the last 106 years. Today did not disappoint those who were dreaming of a white Christmas.

While the snow created a glitch in holiday plans, it was truly a wonderful Christmas treat and just one more reminder of why we live in beautiful (and white!) Colorado.

Colorful Colorado Has Much to Offer Both Residents and Tourists

Fall Foliage is the Perfect Opportunity to Take Advantage of Our Great State!

With its great climate and picturesque vistas, it’s no surprise that visitors love to come to “Colorful Colorado.” According to The Denver Post, Colorado tourism contributed approximately $8.9 billion to our economy last year. The surprising figure is that only around 15 percent of this revenue came from in-state resident travel and only one-third of the overnight travelers were Colorado residents.

It is a terrible shame for Denver residents to miss out on the spectacular Rocky Mountains, which are only a short car trip from the hectic city. Last week, Colorado began a tourism pitch, “Let’s Talk Colorado,” which urged its own residents to enjoy their great state. The initiative makes sense since 10 percent of Colorado’s residents have lived in the state for less than five years, which makes them, and longtime residents a prime target for the Colorado tourism industry.

Are you ready to take advantage of our scenic state? For starters, Colorado’s beautiful fall foliage season is just beginning! It is an easy day trip from Denver and you will return inspired and relaxed after seeing the brilliant gold mountainsides. Colorado Continues to Be a Healthy Place to Live

Denver and Other Colorado Cities Strive to Keep Residents Healthy and Active

Colorado continues to be a very healthy place to live. According to a recent study by the Trust for America’s Health, a research group that focuses on disease prevention, Colorado boasts the lowest adult obesity rate and the third-lowest childhood obesity rate in the entire United States. As the obesity epidemic grows at alarming pace, this is great news for our state. Just to give you an idea, Colorado’s obesity rate is a lean 17.9% while last-ranked Mississippi’s obesity rate is 30.6%. In addition, Boulder was recently ranked by Men’s Journal as one of the nation’s healthiest places while Douglas County was recently recognized by Money Magazine as one of the country’s "skinniest" counties.

Why is Colorado such a healthy place to live? Coloradoans love the outdoors and the crisp mountain air. They take pride in being active and take full advantage of Colorado’s beautiful surroundings. Colorado also has a relatively mild climate with over 300 days of sunshine per year. And, Denver residents don’t let the cold days of winter deter them from enjoying the outdoors since many of the Rocky Mountain’s world-class ski resorts are less than two hours away.

Denver residents are lucky to have one of the most extensive park and recreation systems in the entire country. They are encouraged to be outdoors and stay active and healthy.

Many suburban cities also focus on providing top-notch recreational opportunities including Castle Rock, which boasts over 400 acres of parks and open space. Parker also recently opened the 100,000 sq. ft. Parker Fieldhouse, which includes an indoor inline hockey rink and a 25-foot climbing wall.

Denver’s Retail Sector is Booming

Denver's Love of Shopping is Fueling Increased Retail Sales and New Store Openings

Denverites love to shop and as a result, Denver’s retail sector is absolutely booming. According to a recent Monthly Economic Summary from the Metro Denver Economic Development Corporation, Denver retailers are reporting that sales have increased almost 10% from 2006. According to the report, all seven Metro Denver counties reported strong YTD sales through April of 2007 compared to the same period last year. The encouraging numbers include double-digit increases in retail sales in Broomfield County (16.7%), Adams County (12.6%), Boulder County (11.8%), and Denver County (11.2%). This is great for Denver’s economy since it not only means increased sales tax revenue, but also a slew of new retail jobs. Here are just a few highlights from Denver’s thriving retail sector:

  • Cherry Creek Mall has several new stores opening including a brand new, The Container Store, which opens this weekend (August 11th). The new store will donate 10% of all sales on August 11th and 12th  to The Denver Center for Performing Arts.

  • The highly anticipated 140,000 sq. ft Cherry Creek Nordstrom is slated to open on October 19th at the old Lord & Taylor building at the Cherry Creek Mall.

  • Park Meadows Mall opened a new Apple store a couple of months ago and is anticipating the opening a couple of new stores including a Lucky Jeans store.

  • Castle Rock residents are among the Denver area residents who are doing a whole lot of spending. The Castle Rock Economic Development Council reports that its residents spend more than 175% of the national average. The Outlets at Castle Rock draw over 4 million shoppers per year.

  • A recent article in The Denver Post reports that the Colorado Department of Labor and Employment projects an increase of 5,000 retail jobs in Denver by 2008.

  • In Centennial, things are moving along on the site of the old Southglenn Mall, the new site of, "The Streets at SouthGlenn" a unique outdoor shopping area. Construction is expected to begin soon on the project, which includes the future anchor stores of Whole Foods Market, American Screen Works, Barnes & Noble, Best Buy and Dick’s Sporting Goods.

Moving to Denver With the Family Pets

Colorado's Mile-High Altitude May Take Some Getting Used To

The temperature is soaring in Denver as we welcome more of our relocating spring and summer clients to their new homes in the Mile High City.  Next to moving children, our pets usually are usually the next biggest priority.  A summer move to Denver can present some changes that perhaps you might not have anticipated.  Sure, its been hot but we also have an elevation that neither you nor your pet might have encountered before. 

It is easier for a pet to become dehydrated at a higher altitude. Many pets simply do not drink enough water. Offer water to them often in a manner to which they accustomed to drinking it. My finicky little Persian will only drink from his water fountain that produces filtered water! 

For dog lovers who want to get into our beautiful Rocky Mountains to hike with man’s best friend, it is advisable to condition them a bit first and to have them checked over by the local vet before trying any trails that may be too rigorous. Take plenty of fresh water for your four-legged friend. You might want to give your dog some practice before the hike in drinking from a water bottle, Sierra cups, cupped hand, hydration bottle tube, etc. The back country isn’t where your dog should suddenly get picky on its water containers. Of course, like many of our canine friends, he might be perfectly happy drinking from the crystal clear stream coming out of the majestic Rocky Mountains. You and your dog are bound to have a Rocky Mountain High just thinking about it! 

Foreclosures in Denver just keep coming

No End in Sight for Metro Denver Foreclosures

The number of foreclosures in the seven county Denver area rose 25% from the first two quarters of 2006 to a grand total of more than 12,000 homes. Due to the sheer numbers and a huge manpower backlog, this phenomena is going to continue for the next several years. The Rocky Mountain News reported on June 12, 2007 that Public Trustees in Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas and Jefferson counties opened 12,074 forecloseures compared to 9,665 during the first six months of 2006. 

Builders, who have been left with quite a bit of inventory as a result of homes that were under contract and did not close, are often willing to make substantial concessions to get those homes back under contract and closed. TeamCox has recently been successful in placing several families into these newly built homes. It is really lucky when a builder has standing or nearly completed inventory that is exactly what our buyers were looking for! 

For relocating buyers thinking that they can come into the more affluent suburban neighborhoods and pick up a distressed sale, this is simply not the case. The choices will be very limited since most of the distressed foreclosed or pre-foreclosure homes are located in less than prime locations. While these homes can be appealing to the investor that wishes to pick up rental property or buyers with the inclination and talent to refurbish a home, many of these homes are totally destroyed by the homeowner on the way out the door. These homes are not for the faint of heart to purchase since they usually require both physical stamina and a pockebook that is up to the task!

Piney Creek’s 4th of July Parade and Picnic

A Wonderful Family Event in a South Metro Neighborhood

Last week, the Piney Creek Women’s League hosted its highly anticipated seventh annual 4th of July Parade and Picnic. To say that this is a major community event is like saying Mount Rushmore is a stone carving. This is the fourth time that TeamCox has organized this event and the main concerns are the same every year.  Will we have a good turnout?  Will the weather be too hot; will it rain?  Will everything turn out as planned?  Will the community support this?  We were once again blown away by the support and response from the families in Piney Creek.  This was by far the highest attendance ever and everyone seemed to have such a great time.  It is such fun to see so many neighbors greeting and hugging one another and genuinely happy for the sense of community that this event offers.

The kids were thrilled with the addition of Holly the Clown and a dunk tank that helped to beat the heat.  Centennial Mayor Pro-tem, Todd Miller and the first family, served as grand marshals for the official parade that was led from Indian Ridge Elementary school to the Piney Creek clubhouse.  The Arapahoe County Sheriff’s department ID’d and "tattooed" many of the children.  The sheriff’s department also brought out a CERTs trailer and had an officer on hand explain this program that is locally taught and funded by the Department of Homeland Security.

What better way to spend the 4th of July than having a great family event and honoring all who serve our nation both away and locally!
