Calling all Piney Creek mothers, daughters, and granddaughters! Since you are probably looking forward to spending time together over Mother’s Day weekend, we wanted to remind you that the the Piney Creek Women’s League 5th annual Ladies Tea is slated for Saturday, May 8th. The tea – an annual event – will be held at the Piney Creek Clubhouse from 2:00-4:00p.m. The cost is $5.00 per person.

Piney Creek Women’s League 4th of July Parade and Picnic

Piney Creek 4th of JulyYou can always count on the Piney Creek Women’s League’s (PCWL) annual Independence Day celebration to be a wonderful, family-friendly event. It is the PCWL’s only fundraising opportunity of the year, so it is rewarding to see everyone in the community support these hard-working women.  Of course, who can resist an old-fashioned picnic – sniffing the aroma of grilling hot dogs, while reconnecting with old friends at the park.  It was especially gratifying to see three generations of the Riddle family – Cindy and John, Cindy’s parents, Pat and Nolan Drury, and one of the three Riddle sons, Josh – who have made this an annual must-attend family event ever year. 

While the first stop for the kids is almost always the dunk tank and bouncing castle, these popular spots had new competition this year – free face painting by PCWL member, Sandy Myers. 

Arapahoe County Sheriff’s deputies, Amir Stephen and his partner, Brian McKnight, were on hand to help with crowd control and to mingle with the public. This is a great public service that the sheriff’s department provides us every year. It was so great to see the deputies mingling with our young guests, and as a result of this social exposure, the children hopefully came away with a new perspective and a newfound respect of law enforcement.

Of course, one of the biggest highlights of the day was Buckley Air National Guard’s fly-over. It was a thrill to look up and see three jets flying over the Piney Creek clubhouse!  A quick tip of the wings and they were off into the wild blue yonder.

Hats off to event chairperson, Cindy Reagan.  Cindy and her group of hard working volunteers did a great job of running a well-organized and safe event.  We are looking forward to July 4, 2010!

Recognizing Our Piney Creek Athletes

Piney Creek HeatIt’s is hard to believe that it is almost swimming season, isn’t it? I have a special place in my heart for our community’s swim team – the Piney Creek Heat. There must be a special place in heaven for the unsung heroes of the world – those who help make our community a better place to live, but never receive the praise and recognition they deserve.  Joanie Todd is certainly one of these special people. For thirteen years, Joanie has coached, mentored, and nurtured the young swimmers of the Piney Creek Heat swim team.  After all of these years of coaching the Heat to its many victories, Joanie is stepping down to devote more time to her growing children. Here’s to Jody – what an incredible job she has done!

Why Did My Neighbors’ Piney Creek Home Sell While Mine Didn’t?

Many Reasons that Affect a Home's Salability Including Improper Marketing

While price and condition are absolutely crucial to a home’s salability, there may be other reasons that a particular home just isn’t selling. For instance, perhaps a home that has been on the market for nine months really isn’t a dog. It is possible that it has been on the market for a very long stretch due to the poor, inept efforts of its listing broker. Marketing DOES impact salability! 

We’ve seen numerous homes sit on the market way too long only to finally sell for considerably less than what they are worth. It is important to remember that just because someone has a real estate license or the ability to "put a home in the MLS", does not mean that the home is being properly marketed through photographic images or through a suitably written MLS description 

We’ve seen homes with beautifully finished basements be listed in the Denver MLS as having no basement – let alone a finished one. Or, a home with four bedrooms might listed as having only three bedrooms, a two-story might be described as a raised ranch, or a beautiful wooded lot might be described as  an "oversized city lot.” In addition, many beautiful homes’ MLS listings have no photos, virtual tours, or remarks section that are filled with inane "stuff.”

While a potential buyer may or may not care if the water heater was replaced last year, he or she would definitely care about the home’s unmentioned luxurious master suite with his/hers walk-in closets, luxury bath with double sinks, separate shower, Jacuzzi tub, etc.

When TeamCox Realtors lists a home, we immediately download multiple pictures and labor over the verbiage that we present to both Realtors and the public. Before submitting the premium marketing presentation, we have the homeowner review it since he or she is the most important team member in our eyes. Most homeowners will never have the opportunity to see their home in the MLS. Sometimes, but not often, the homeowner will want a feature mentioned differently or request that a photograph be taken from a different angle. We will happily do all of these things. Since buying and selling a home is usually a family’s biggest investment, it is essential that it is presented correctly through multiple real estate websites–with multiple exterior, interior and virtual tour pictures.

Southlands Takes Suburban Development to a Whole New Level

While traveling along the Denver area’s E-470 tollway used to be rather lackluster, the development of Arapahoe County’s Southlands area has changed the southeastern Aurora landscape for the better. Southlands, which has 1.7 million sq. ft. of shopping and dining space, is a fashionable area nestled along E-470 on Smoky Hill Road. The outdoor mall’s last phase opened in October of 2006. While residents of the Southeastern Aurora communities of Piney Creek and Tallyn’s Reach likely include Southlands in their regular shopping routines, the area is one Denver’s best-kept secrets.

 

Southlands features an architecturally charming four block main street and community plaza that is reminiscent of trendy urban areas like Bel Mar and Larimer Square. The main area is surrounded by almost every store and restaurant that you can name including P.F. Changes, JC Penney, Babies R Us, Home Depot, On The Border, etc.

 

Southlands isn’t all about shopping. Piney Creek’s 4th of July Parade and Picnic

A Wonderful Family Event in a South Metro Neighborhood

Last week, the Piney Creek Women’s League hosted its highly anticipated seventh annual 4th of July Parade and Picnic. To say that this is a major community event is like saying Mount Rushmore is a stone carving. This is the fourth time that TeamCox has organized this event and the main concerns are the same every year.  Will we have a good turnout?  Will the weather be too hot; will it rain?  Will everything turn out as planned?  Will the community support this?  We were once again blown away by the support and response from the families in Piney Creek.  This was by far the highest attendance ever and everyone seemed to have such a great time.  It is such fun to see so many neighbors greeting and hugging one another and genuinely happy for the sense of community that this event offers.

The kids were thrilled with the addition of Holly the Clown and a dunk tank that helped to beat the heat.  Centennial Mayor Pro-tem, Todd Miller and the first family, served as grand marshals for the official parade that was led from Indian Ridge Elementary school to the Piney Creek clubhouse.  The Arapahoe County Sheriff’s department ID’d and "tattooed" many of the children.  The sheriff’s department also brought out a CERTs trailer and had an officer on hand explain this program that is locally taught and funded by the Department of Homeland Security.

What better way to spend the 4th of July than having a great family event and honoring all who serve our nation both away and locally!
